Livingston Manor, New York
BSC is working with T.I.C. Restaurant Group to design a commercial and cultural mixed-use development in Livingston Manor, NY. The site is a 4-acre complex of disused industrial buildings off the Catskill town's Main Street, and is comprised of 11 buildings of varying time periods and construction types. The programs envisioned for the development include a sake brewery, Japanese restaurant, Visitor's Center, retail, multi-purpose community space and an open air market. Our initial feasibility study for the phased development capitalizes on the existing arrangement of buildings by preserving a park off Main Street and creating a publicly accessible inner courtyard to support community events. The development promises to encourage the continued growth and resurgence of Livingston Manor.
With several buildings located within the flood plain of the nearby Willowemoc Creek, the use of each building has been considered in response to code requirements, energy-usage goals, and costs associated with envelope upgrades and new building systems. To maximize public open space, parking is distributed around the periphery of the development, utilizing zones within the flood plain where building is prohibited.
The site master plan for the project was recently approved by the Livingston Manor Town Planning Board.
